What factors can create settling
Paver patios are a popular hangout space that many people desire outside their homes today. Both aesthetically pleasing, as well as functional, these patios provide a place where individuals, families and friends can enjoy relaxing outside. Pavers can be a beautiful option to accent outdoor kitchens, water features, fire pits, hot tubs, and many other features. When done correctly with high quality materials, they are relatively low maintenance and economical, adding value to your home by giving you a beautiful outdoor living space.
One of the most frequent complaints people have had with paver patios is settling over time, resulting in uneven spots and shifts. While that is something that can certainly happen, the causes are preventable. Improper installation is one of the leading causes of paver patio settling. In many cases, settling can be combated with proper site preparation. This takes a little more effort and knowledge from an experienced contractor. Instead of a 4-6" crushed stone base, you should start with 3-4 inches of stone base that are about 2"-3" in size, then, adding another 6 or 8 inches of crushed stone on top can provide a base that is suitable to alleviate some of these woes. Some might call this overkill, but to us, it's about longevity.
Another cause of settling can be heavy traffic. Certain pavers are made to interlock, and are more suitable for these areas. It can also be, once again, a foundational issue that can be mediated by a proper stone base. Having someone knowledgeable in the available materials, as well as the design of paver patios is a crucial part of preventing settling for this reason.
The last reason I'm going to talk about, and one of the most common causes of paver patio settling is poor drainage. If water is allowed to pool on the surface of the patio, it can seep into the base material and cause the pavers to shift or settle. It can also damage the pavers themselves. A good stone base is the best way to promote drainage and prevent settling and shifting. Stone bases are made up of several layers of crushed stone that have been compacted and leveled to create a stable foundation for the pavers. The crushed stone is easy for water to penetrate and drain off and flow away from the patio, preventing pooling and erosion. It is also a stable foundation, and is able to support even heavy traffic areas. Make sure that you have adequate tile systems, leach pits or drainage from your property. Poor drainage creates poor surface tension in the soil when it remains wet too long or has too much water content.
So what is the very best way to prevent a paver patio from settling? Hiring a team of experts to ensure the land is properly prepared with an appropriate drainage system and foundation so that your beautiful paver patio can be enjoyed for years to come.
